What a shell building includes

• Surveying, excavation and foundation slab including insulation
• Perimeter and load-bearing masonry, partitions as per project
• Ceiling structures and staircases
• Roof trusses, roofing materials and sheet metal components
• Installation of windows and entrance doors (enclosed rough construction)

We tailor the delivery scope to your needs, some clients want just the enclosed shell, others also require services and plastering. We will specify the exact scope in the contract so that subsequent finishing work encounters no obstacles.

Indicative price

We carry out rough construction on an indicative basis. from 21 000 Kč per square metre of floor area. For a house of 120 m², this is approximately from 2.5 mil. Kč, depending on the foundation conditions, wall material and roof shape. We will prepare a budget for your project free of charge.

Who is this suitable for

A shell build makes sense if you want to manage the finishing work yourself, have your own tradespeople, or spread the investment over time. We handle the structurally critical part, statics, masonry and roof, and you continue at your own pace.
